major repairs; structural repairs. In particular, those repairs that are not normally the responsibility of a usufructuary (C. Civ., art. 605). "Structural repairs are those to main walls and vaults, the restoration of main beams and the reroofing in its entirety; also repairing of dykes, load-bearing walls and enclosing walls in their entirety. All other repairs constitute maintenance", C. Civ., art. 606. Also, a lessor (bailleur) is normally responsible for major or structural repairs to a leased building (grosses réparations), unless there is an express agreement to the contrary.
